Warm water underfloor heating is a highly effective and efficient method of heating that is suitable for a wide range of projects, whether a new build, renovation or single area.
The benefits of underfloor heating (UFH)
UFH (underfloor heating) is unlike any other heating system.
- Highly efficient
Warm water UFH uses far lower flow temperatures than a traditional radiator system, and because it covers a much larger surface area it is still able to heat the room effectively. For this reason, UFH is around 25% more efficient than an equivalent radiator system
- Perfectly suited to open plan living
UFH is an ‘invisible’ heating system as the tube is hidden beneath the floor. This frees up precious wall space, ideal for open plan living and rooms such as kitchens where space is at a premium
UFH has no exposed hot or sharp edges – a safe option for young children and the elderly. It is also a good choice for allergy sufferers or anyone with asthma as the warmth provided is free from draughts and dust movements that can aggravate these conditions

Safety Advice and Landlord Gas Safety Check
Landlords have a responsibility to ensure the gas appliances in rented properties are in safe working order. Legislation requires a gas safety check to be carried out annually.
Gas appliances in tenanted accommodation are, by law, required to be tested and certified on an annual basis. Unique Heating and Plumbing Ltd can certify your appliances and give you a yearly reminder when the next inspection is due for renewal. We can also fully service the appliances whilst on site to keep the appliances running efficiently.
Managing agents may be used however, responsibility for ensuring that all necessary checks are carried and records accurately kept needs to be clearly defined.
Q. What are my main duties as a landlord?
- Ensure gas fittings and flues are maintained in a safe condition
- Ensure an annual safety check is carried out on each gas appliance/flue
- All installation, maintenance and safety checks to be carried out by a Gas Safe registered gas installer
- Keep a record of each safety check for 2 years
- Issue of copy of the safety check record to each tenant within 28 days
Q. What the Safety inspection will detail ?
- The date the appliance or flue was examined and the address where the appliance is installed
- The landlords details (name, address and, where necessary managing agents details)
- Description and location of the appliance or flue
- Recognition of and recording of any defects
- The name and signature of the gas operative and the Gas Safe registration number of the engineer of their employer.
The following checks will be carried out to ensure the appliance is safe to use:
- Appliance operating pressure or heat input, or where necessary both
- Correct operation of safety devices
- Ensure adequate ventilation is available where required
- Visual examination of the flue system
- Where applicable, results of a flue flow test
- Where applicable, results of a spillage test
- Ensure flue termination is satisfactory
- The appliance is safe to use
On completion of the above safety checks the gas operative will accurately record the findings on the Landlord/Homeowner Gas Safety Record. Our clients then instantly get a copy of the certificate emailed to them on completion of the work.
A Simple Solution to a Common Problem
During the life of your heating system a build-up of corrosion will cause a black sludge to form. This affects the efficiency of your central heating system.
You may not know it but without regular power flushing, your radiators could be the reason that your bills are always so high. You may think that this is a bit extreme, however a radiator that isn’t working properly does more harm than good.
The main issue that radiators face is blockages. This can come from limescale build up and other debris that is trapped in your radiator system.
These blockages may not sound overly troubling however they actually cause your radiators and boiler to use extra energy as they try and heat up fully – wasting your money in the process.
What we do is force the blockages out using high pressured water thereby clearing your radiators and allowing them to run efficiently without having to waste any energy.
You can help yourself out by regularly checking your radiators for cold spots to see if there may be any blockages. If you do find some, please call us as soon as possible and we’ll get your radiator working again before you lose any undue money on bills.

Q. What should I consider when replacing my boiler? You should consider these following: Fuel type, Boiler Type, How much hot water do you use? Where will it go in your home?
Fuel type: if you have a main gas then it is usually cheaper to get a gas boiler, but if you don’t have gas maybe you should consider it as it will save on the electric bill per kwh.
Boiler type: Most of the old style boilers use a separate hot water cylinder to store the hot water, whilst a combination boiler doesn’t need a cylinder.
Q. How much hot water do you use?
if you are a large family that uses a lot of hot water then you are better installing a regular boiler such as a Vaillant 4 series with an unvented cylinder.But if you are a smaller household then it would be advised to install a combination boiler.
Q. Where will it go in your home?
Combination boilers are compact and do not require a cylinder and can easily be slotted in to a kitchen cupboard.
Regular boilers can go in the kitchen as well but they have a separate cylinder and controls which are usually housed in an airing cupboard, however lots of people are putting the whole system in the loft these days.
